I know the area well enough to know roughly what's des res but I can't claim to have researched it in detail on the house price front like you have, Phirefly.
FWIW, in relation to the thread title, my mum got an offer of 97% of the asking price on day 1. But I do believe that her house is well up there on the location, location, location stakes.
Bizarrely, if this goes through, she will have sold all three of her lifetime homes on day 1!
Perhaps she missed her natural career as an EA :eek:, or maybe they were all underpriced.
I think Rothley is overrated. No wonder those developments hold zero appeal for me, I'm about as far away from that target demographic as it gets. I've got to get Mr. P to get a ring on my finger before we can even THINK about divorce!!
Thanks again for the local links on similar flats. They haven't put me off the Rothley development FWIW.0 -
For the record, my mum's family house sale eventually went through at 99% of the asking price

Even so, downsizing doesn't leave you with a pile of cash.
Maybe we asked too little. But if we'd asked more (with 3% Stamp Duty as opposed to 1% ) the offers would have been slower and commensurately lower. We'd have probably ended up with a similar price in the end - but not sold as quickly, which was what my mum's situation required.
All in all a satisfactory result for our family.
