    hi, not sure what you mean in point 3, we have paid for stamp duty at the rate which is in force, the property is over £250k so i think it was 3%. re phoning him, we did try, we never get him. his secretary takes messages he never returns the calls.

    re the deeds, i had heard that on an internet site, but what do you mean the certificate is worth less than the old fashion deeds?

    You don't actually need the Land Cert to do anything with the property. Mortgage lenders often don't even bother calling for the Charge Certificate (Land Cert but where there is a mortgage) anymore.

    The point re stamp duty is that you have a limited time to produce the documents for stamping. If he has not produced them then he will also need to pay the penalties and interest associated with it.
  • I did contact law society, and they have said that i am being very reasonable and that i have given him a reasonable time to respond and for him to do the work. they suggested i wrote to him again, stating exactly what i want doing, and when i want it doing by and that i have contacted the law society who have also informed me that i could claim compensation for poor service ( i ahd pointed out to them that i dont want compensation just an end to the mattter) interestingly though he has not acknowledged that comminication either, even though i got a read receipt. i just want an end to it.

    What deadline did you set? I don't think that no reply [to an email?] is so important now.

  • Hi I said 14 days, that was the timescale suggested by the law society.

    You don't need an acknowledgement - just action within the 14 days.

  • Hi thanks, i have now sent him the letter from law society after i filled it in, i shall let you know if he responds to that, i do hope he just does the work, thats all i want, easy to me, do what he has been paid already to do.
  • Hi I thought that i would update you on my problem
    I did take issue to law society, via resolution form, the solicitor had 28days to respond, he didnt, i then had to fill in a complaint form, and wait a further two weeks, the law society then contacted me said, they were very busy with high complaints (doesnt give you much faith does it in legal profession) and they asked could they pass to a firm of solicitors acting on law society behalf, i agreed, the man there has been dealing, and mediating, my solicitor within a few days of law society getting involved, somehow managed to get my property registered, he offered me £100 i refused, he cost me £100 extra in fees i need not have paid, i said i would accept £300, he moved from £100 in small jumps, i stuck it out and today he has offered me £300 for poor service, RESULT!!
    i would have liked him to just do the work in the first place, but he didnt, so hey ho, my point is to anyone out there, dont give up, dont be put down by the big guys, be patient and stick to your guns...................and i dont think i will trust a solictor again, this is the second time been let down, the first time he ran off with ours and other peoples money!!
