    Im so pleased for you, what a huge relief to know you will have somewhere lovely to live. I was really touched by one of your earlier posts about your family not willing to be guarantors for you, I too was turned down by my brother and it was a real kick in the teeth at the time so its great to hear you have succeeded in finding a new home, wishing you all luck for the move.

    Tel your LL we all salute him on this site for being non judgemental and seeing past the £££ signs and realising that just cause you are bc does not affect your abilty to look after his property and to pay your rent.     I have good news!

    We are going to lose our home and that has been an inevitable part of being forced into br. Well, we know we have had to start looking into renting and were very upset as we realised we needed a guarantor, we didn't have anyone who could help us so the future was bleak. Endless looking on private landlord sites and desperate emails and calls to angecies asking if we could be considered to rent without a guarantor, no no no no no no. So I applied for local authority housing and housing associations in my area. I really didn't want this to be where we lived as our areas are not great and I have two very clever, precious little girls to look after.

    It's not going to come to this though :T I have managed to find a very nice man in a lovely rural village who is willing to let us rent his home (a lovely big 1930's semi with bay windows, I can't believe it!) because he appreciates our honesty, sees why we've fallen on hard times, thinks our girls are a credit to us and would love for his family home to be taken care of and be a place of happiness for another family. He said he had come very close to BR when the coal strikes we're in force years ago and knows how quickly things can be turned upside down. He said that there's an outstanding infant school in the village and believes our girls will thrive there.

    It's so good for people to look beyond the big B on my head, see me and my husband for the lovely people we are, not every one are take downs, not every one planned never to pay the money back, some of us are decent people that are kicking themselves more than anyone else for ever borrowing in the first place, learned never to borrow another penny, will pass on this sound advice onto our children.

    So good news! (and for those of you reading this forum for kicks and wondering how we can afford a nice big house like that after going bankrupt *did I hear a tut?!* it's £150 cheaper a month than the mortgage we were paying on our 3 bedroom newbuild shoe box in town)

    Good for you! I'm so pleased you have found somewhere to live that you are happy with Like you I thought I was destined to live in some flea pit with water dripping down the walls and rats racing around in their speedboats!

    Wanted to swap a story with you all too...

    I did a mass ring-around last week looking for landlords who would consider a soon2be bankrupteenie/LHA paying, Vicky Pollard clone who could maybe start selling crack at the local bus stop and hooking up the locals with knocked off goods......Guess how many would entertain me? :D

    Ok serious now, I went to see a property last week which I hadn't previously seen pics of, but was so wonderfully described I thought it would be perfect.

    Had a long chat with the owner of said LAgy who spoke of the issues people claiming LHA are having finding a LA/LL that would be willing to consider them.

    Feeling positive I went along for the viewing........My oh my, what a dive it was, nasty filthy carpet, dark and dingy, bathroom....ewww, I won't give you the nightmare. I turned on my heel, said my thanks and sped off as fast as the traffic would allow.

    Anyway, got in touch with a another LA the next day, went off to see a lovely house. Fell in love with it. LA said LHA no worries, big sister is going to act as gurantor. Gave them a holding deposit.

    Then I thought on and thought, hmm I should also tell me I am planning to go BR. Pondered, but knew that if it was going to be a worry I would rather know now than a month or so down the line. So emailed LA, gave her the whole back-story and she said she would speak to LL.

    came back to me next day and said it wouldn't be a problem. Sister and her hb both have salaries 100k + so they are confident lil old skint me won't be shafting them anytime soon.

    So, am going in next week to sign the TA, am so happy I could hug myself!

    And I had a bit of wobble too about others who maybe reading my posts especially the SOA's and so on. Some others here will tell you how 'active' I have been on other boards;)

    Luckily, and as always it was everyone here who encouraged me to carry on posting, which I most definately will be doing.

    Once again, well done you. Here's to a brighter future for you and your family.

    So true dalip, I would say I was an honest character, but this time it just felt more important than ever to be totally open.

    If I'm to adjust to life after BR and all that comes with it I need to start off by accepting that it HAS happened and that this is my one and only chance to start over.
