Hi,
Really need to move fast as a) want to pay off debts b) wife about to have baby and would like to be nearer family and friends.
Have been on market for a year and have dropped house price from £699,995 to Offers in Excess of £575,000 but still no joy. Houses in our hamlet are on for between £699,000 - £799,999 so we are a bargain!
Lovely 4 bed house nr Wadhurst, East Sussex and an acre of gardens, swimming pool, picture perfect....nothing stopping us really but lack of viewings. Tried 3 agents over 12 months but no joy.
I need to sell for £575,000 minumum in order for it to be worth doing. Have seen lots of ads on internet for "Need a Quick Sale?" and these home buying companies but I understand they only pay between 75 - 90% of market value which would leave me with no equity.
Out of interest, has anyone ever used one of these companies? And I could I get the same valuation as similar houses in our hamlet as we were on at that price before but decided to drop dramatically to ensure a quick sale.
Cheers,
Matt

Can't spot it on Rightmove or PrimeLocation, are you sure its being advertised...!? Have you a link so we can see what might be "wrong" with it...
If someone was spending over £575k, they could get 5 beds for under £600k within 3 miles of Wadhurst...
A portion of potential buyers will think a swimming pool to be a maintenance overhead, rather than a benefit.
Re Quick Sale Cos, AIUI, they will not pay anywhere near 90%. 75% is nearer the top end.
Some cutbacks in expenditure will help repay debts, rather than "giving away" nearly £100k to a "quick-sale" organisation.
They should do a valuation and then do a deduction, but whether they use "friendly" valuers to help keep their costs down, who knows...
How about renting it out while the market sorts itself out?0
