Hello,
Probably the "stupidest question" ever asked...
basically, stuck in a dilema... i will not be attending university next year (for own reasons) so after i had signed a contract, i was stuck in a binding piece of paper.. i spoke to the person letting house, and he was QUITE sympathetic about the whole thing, and turned around and said "find a replacement and il happily give your deposit/ cheques back"
The contact clearly states that, if the above happens, that the owner of house or company will also make an effor in looking for a replacement (although, yes it is entirely my fault (partly))
I found a replacement, and it was all going green. She met landlord and had the contract given to her.. all three parties thought it was surely over and done with.. she has now turned around and said she doesn't want to move in (rougly a month and half after saying she would) so i havent looked for any one else, and really cant due to one exam and then of home..
IS there anything that i can do? or say, because i raelly don't want to be paying for accomodation, when im getting messed around by 2 parties (landlord - with contract sayin, he wud look for someone & new person - sayin a month / half ago that she would move in, and now backing out)

Did the person you handed the contract over to sign anything? If she did it's in her hands now and up to her to find the next person.

nothings wrong with it, just the person being abit weird, all of a sudden it happend

no nothing was signed, (as far as im aware) but the talks between new person and landlord was so heading that way, even landlord said it.. :S0 -
Put a note up in the student union/ bar and let the student accommodation people know there is a place available. Also give your mobile number to people and I'm sure word of mouth will spread the word. If its half decent accom someone will snap it up.

I am a student landlord...my take on this is... You signed the contract so you are liable for the rent for the full term of the contract. If the landlord manages to let the property he will not charge you but he is not obliged to put himself out to find a replacement. If he rents it he won't charge, if he doesn't he will. If the replacement which you found is unreliable and she hasn't signed the contract you are still liable for the rent. Whether you have exams or not is completely irrelevant to your landlord (sorry). I would go with the advice from someone else and move heaven and earth to find a replacement who signs so you aren't liable.0
