How would you read this.... (HomeBuyers Report)

My Homebuyers report makes a reference to beetle infestation/rot...(see underlined text below but it's in the context of potential risk rather than fact.... at least that's how I interpret it.... but my OH doesn't read it like that...
Most of the report is written in a general way, making me believe this is a standard back covering statement to avoid any risk of liability... The other point is that there are two loft spaces (one in a new extension and another in the original part of the house) but there was a wasp nest in it at the time so the surveyor couldn't properly look at it anyway. I think the paragraph refers to all timber in the property, loft, roof, floorboards and joists, obviously with the floors covered you'd have to lift the carpets etc... to be sure.
Also the surveyor, despite many messages left doesn't seem to want to answer my calls, so I am less than impressed!!... anyway here is the full paragraph:-

Timber Defects:
Inspection of the timberwork within the main loft was very limited (wasp nest). Within the loft of the more recent construction timberwork appeared to be in a reasonable order and with no significant timber defects. Floor surfaces were extensively covered. There is the possibility of isolated beetle infestation or rot particularly if plumbing leaks or other defects have occurred to the property in the past. The risk of significant timber defects within a dwelling of this age and type is however relatively remote.
