EA got me WELL confused

We have had 2 valuations now and one was for £99995 and the other one was for £83000. Not sure what or who to believe? There is a house down the road 3 doors away identical to ours on the market for the same price as the first. It makes me think does the other EA have a relative or mate that wants a house cheap!!!!!!!!

In my experience the estate agent that prices lowest is generally closest to what you'll sell for. The highest valuation is almost always too high, but calculated to get your business - when it takes a while to sell they'll persuade you to drop the price. Price you should market for is probably somewhere in the middle, but be prepared to accept an offer nearer the low valuation.0

As per dander but to add - always get at least 3 and preferably 4 valuations. What the house down the road is being offered at is interesting but not conclussive. What it sells for, and how long it takes to sell, is far more relevent. For all you know every EA who valued it may have said £83K but the vendor has decided to stick it on at £99K and the agent who valued yours at that price is merely reflecting the fact that a similar house in the area is on at that price.

Thanks we have had 3 valuations now the highest one was 105 which we know is way too high. The 99 one said that we should put it on for 2000 higher than we need so we can drop the price by that much. He has some interested parties who are investment and gangmasters who will pay 98 for a house like ours so fingers crossed and we are going with the 99 one as we havent got anything to lose have we. Knowing that we can drop is good as well......

Be very sceptical of EA comments that they have buyers waiting just for your house. Ask yourself why these waiting hoardes haven't bought the one 3 doors away? Investers and gang masters looking for property aren't going to restrict themselves to just one agent. If they're looking for property in your area they'll be looking at all agents. Lol... if you think its worth the £99K, when go with the £83K estate agent and put it on at the higher price. That way you can always drop the price in a month or two and you dont give trade to the over inflated estate agent.
What do they seem like though? There is one where i live which everytime i've gone in there i'm just made to think 'hardsell'. That just doesnt work for me.A bargain is only a bargain if you would have brought it anyway!0 -
Well the house 3 doors away only went on the market yesterday and its a completely different EA than i have seen. I know it is worth between 95 and 100k.
We have gone with the first EA as i felt at ease with him. It is going on the market tomorrow for 99k. We can only go down to 95k or there is no point selling. So fingers crossed. As for the bullsh** i know for a fact that he is the number one EA for a family of gangmasters here and gets all their houses so we will see how it goes..No one said it was going to be easy!!
