Best Property Investment Potential

So the Channel 4 Program by Kirsty & Phil's Top 10 BTL Areas wasn't worth the money spent creating it ... or the hour wasted watching it, as discussed on another thread.
I noticed many of the comments were down to the fact once the media has got their hands on the news it's too late and you've almost missed the boat, best to get in early !
Hence, I thought it would be good to start a thread where people could discuss where they feel has the best property investment potential, where capital gains will be decent in their opinion and where there will be good rentability to cover the costs. Any reasoning behind their comments would be a great plus.
Hopefully using this thread we could highlight areas to fellow money savers so we can get in at a good timeframe, rather than when the Amanda Lamb's and Kirsty's are broadcasting to the whole world.
I've recently been looking into Hungary/Budapest, although I am looking for my first investment, this has caught my eye as it is the Eastern European country which has had the most investment, many regeneration areas are planned by the goverment and many Blue Chip companies have set up Head Offices there such as Vodafone. It is still at a level where locals are able to buy rather than be purely fueled by weatern buyers, which I feel is an important point. However as I am still researching I will post more points as I find them.
Feel free to voice your own opinions and ideas.

Wouldn't discussing this on MSE mean it was in the media, so it would by definition already be too late for investing in any place we mention?
Just a thought.
I wouldn't personally invest in property that i couldn't get access to without travelling across water, if you see what i mean. Too far to control, not enough certainty that risk is worth it.
