Home double storey extension

Hi!

We are thinking of adding a double storey extension to our chalet bungalow.

It will add on a 4th bedroom with ensuite and a family room.

I know that without plans it may be difficult to say but does anybody have an idea of how much this may add to the value of our house?

We live in N.Ireland (don't know if area will make a difference)

It's hard to say how much it might cost - budget £1000-1500 per square metre although adding an extra wing into the roof sounds pretty expensive How much it will add to your property is impossible to say without knowing the property.

There is no rule of thumb and I can think of some extensions which have probably detracted from the value of the house. In particular, if the plot does not really take the extension, you have an excess of flat roof or it becomes top heavy [risks for chalet bungalows] or your bathroom or kitchen provision or parking and garaging no longer match the scale of the extended house, the value increase can be disappointing.
