Ta for that. Just went in to bank, asked for copies of three months' bank statements, and they waived the charge as internet banking was down. Hurrah! Striaght over the road to natwest, docs stamped, signed, reference number added and faxed to mortgage centre. And now the wait resumes......2 weeks you say? *sigh*

Can I ask where you got this deal from?

I got my buildings and contents from Tesco as they had a half price deal on, came in at £150ish. It may be worth getting a quote from them, as I think they are running that offer again at the moment?

Survey was carried out yesterday. I phoned the surveryors today and they informed me that the homebuyers report should hopefully be emailed to me by the end of the week, However, they has already signed off the mortgage valuation aspect of this and submitted it to NatWest. So I phoned NatWest (I like to keep them on their toes) and they tell me I should hear about the final mortgage offer in the next couple of days

    homehunter -
worth phoning the mortgage centre every now and then for a little 'hurry up'.

...Just did. They'll be sick of me by the end! They have received faxed docs and application is due to be assessed by underwriter by end of Thursday...:o

Blinkin' eck - just phoned up Natwest and it's all been approved subject to valuation now! That was speedy, they must have had their Weetabix today :D

Next up: passing concerns to surveyor for him/her to take into account during building survey. Have called estate agent to update them on progress of mortgage, have called surveyor (got details from Natwest) to check procedures. Apparently it is the norm for them to contact us once it is booked with the seller - but needless to say I will be chasing ;)

Got the report back today! Some scary words in there but after reflection, nothing too bad. What I have had to bear in mind that the surveyors cover their back in the report!! The URGENT things are gas and electric certificates but these have been done anyway. There are also a few things under the 'future maintenance section which scared me at first (insulation and ventilation in the loft) but that's not really that big a deal. I need to remember that this is a home for a good few years, so it is only natural that we will need to put some money into it at some point.

I've forwarded the document onto the solicitors as well and asked them to follow up the legal points made in the report. I haven't heard from the solicitors for a bit so will chase them today I think!
  • Interesting in that this thread brings out the interface (or lack of it) between lender branches and main mortgage centre.

I often tell clients something about a lender requirement on legal stuff and they talk to their local branch person who hasn't a clue about it at all and says not to worry about it and the client tells me that that's what the lender said. I then patiently explain that the branch simply won't know about the detailed legal requirements for mortgages.

As a retired conveyancing solicitor I believe the information given in the post to be useful assuming any properties concerned are in England/Wales but I accept no liability for it.

Gave the solicitors a chase yesterday and it was really worth it. Had a good chat with my solicitor about the Homebuyers report and she put my mind to rest saying that from her experience, nothing was screaming out as anything to worry about. It also allowed me to put my beans in a row and work out the next few steps and what was expected of me and the solicitor over the next couple of days. I phoned NatWest as well I should be hearing back from them by close of play tomorrow (hopefully with a mortgage offer!).

The solicitor advised that things could move quite quickly from the time the offer is received. I am keen to exchange and complete on the same day and have laid the foundations of that idea with my solicitor as well. As there is no chain in either direction and the property is vacant, she informed me that this should be quite simple to do - which is nice!!

and strangely - as I was writing the above note - I got an email through (I have online conveyancing tracking) stating that the Title has now been confirmed - so proof that yesterdays phone call did help!!

Another update from me - bank account shows arrangement fee and valuation fee on its way out to lender. Had call from seller's estate agent today to tell me that surveyors had been in touch and they had passed on seller's details to arrange appointment to carry out building survey. They are hoping to do it before seller goes on holiday on 5th Sep! So I'd better get on the phone to them soon to make sure they do take into account what we want from the survey before they do it. They said they'd call but....I like to know what's going on :D

Olbigead, sounds like things are moving along nicely! OH picked our solicitor -he is one too so he got us a good 'un, only over road from where he works so he can drop by if necessary ;)
