How quickly did you complete your sale?

Brief scenario.

Guy offers on one of our properties. He has viewed the property 3 times over a month long period. He offered £20,000 less than asking price about 4 weeks ago and it was declined by the sellers. He increases his offer by £5,000 yesterday on the condition that the sellers vacate by 4th September :eek:

Now, he is reliant on a mortgage to purchase and the sellers have to find somewhere and they had planned to buy!

He thinks that it can be done in under 3 weeks, neither I or the sellers do!

So.....how quickly have you completed?
My home is usually the House Buying, Renting and Selling Forum where I can be found trying to (sometimes unsucessfully) prove that not all Estate Agents are crooks. With 20 years experience of Sales/Lettings and having bought and sold many of my own properties I've usually got something to say ;)

    And....there is a Bank holiday to factor in...solicitors will close for 3 days at least.....

    Got to say, I think no chance. Even on a cash sale which was supposed to complete in under 2 weeks, with no chain on either side, it still took over 3 weeks because of solicitors raising enquiries. It probably could be done if it was cash, no chain, but I seriously doubt this one would be possible!

    I know! And i've spent hours trying to explain that it's too short a timescale...doesn't want to listen. He thinks that because a Solicitor has told him he can do it then thats ok!

    My Vendors are even on Holiday until Friday!

    Craziness! I sold in Feb to a cash buyer who did his own conveyancing. Even with me pushing my solicitor it took five weeks from offer accepted to completion. I think we could have just about done it in four, but buyer then wanted completion to be at a calendar month-end.

    And I didn't have to find somewhere new to live; I sold to a BTL investor who I have rented the place back from since.

    :rotfl:Got to love it. Ring the solicitor and ask him exactly how he proposes to get this done...assuming he will take your call lol

  • Princess.....that's the thing, he hasn't actually instructed a Solicitor yet :eek: he has just spoken to a random Solicitor that said he should be able to do it!

    Anyway....after several phone conversations he now understands that he cannot do it in this timescale......he now wants the 18th!

    My Vendors are going into rented accommodation....yay....sale agreed!

    Unlikely! Its been 4 weeks since my offer was accepted, and despite the fact that the vendors have already moved out and the place is empty, my solicitor is still waiting on theirs for various items.

    I had planned on 8-12 weeks from offer to completion, it looks like its going to be on the low side but that's still a lot more than 3 weeks...
    For every complex problem there is an answer that is clear, simple and wrong.

    I know, the Vendors know, you all know......we are just humouring him if he thinks it will completed by 18th!

    So.....how quickly have you completed?

    As a purchaser I had my offer accepted March 23rd and moved in on April 24th. I had a MIP in place already and there was no chain on either side. The vendor was a company who'd taken the property in PX on a retirement property and they insisted on completion on or before the 24th April. We'd have moved quicker but the Easter Bank Holidays delayed things!

    I did have the advantage that my daughter is a legal secretary and works for my solicitor so there were very few holdups. So many people told me that moving that quickly is almost unheard of but it can be done. However, both sides have to be working at the same pace to do it in a month or less.

    We had our offer accepted 1st June, and exchanged on 3rd July. I think our solicitor was particularly good, and it was only a 2 house chain. Potentially could have been quicker as although i kept on top of things and kept in close contact with solicitor, I never really pushed for things to be done more quickly, as I was happy with the pace.
