When you get new electrics done now you have to have a certificate to say its been done and by who etc .. when did this come into effect.
we had our extention build nearly 12 yrs ago and got new electrics with that and a new electric consumer box under the stairs we didnt get a certificate and now going to put the house up for sale, Never heard of it then but wondering if 12 yrs ago should have got a certificate.
Was done by a electrical company so wasnt a diy or cowboy job.

Part P does not apply in Scotland, it only applies to England!0

Hi,
Well theres no need to panic! Nobody can demand a certifcate for something you did 12 years ago...
My advice is to get an electrician to come out and do a PIR Periodic Inspection Report to check that it is all safe and in full working order (and if he finds any faults he/you can rectify them) not sure how much this will cost (£150?) but this will slove your problem.

Electrical work should always be certified to say its ok and has been tested. This was true before the building regulations introduced this as a requirement. Its just now that its a legal requirement and more people and solicitors are aware of them.
The electric company should have issued you a certificate at the time. But if you dont have one then a periodic inspection report should be sufficient for most people for works carried out so long ago0 -
we have just had an extension finished to our house and had to get part p , electrician was telling d.h. that lots of people selling houses are getting him to do a periodic inspection report, i think this is going to be the norm, it may cost 100 to 150 quid but it lets potential buyers see, they will not have to worry about the wiring for at least 5 years. the vendor knowing he has done the best he can to provide the info will not be put in the position of having to drop price because," the wiring might need doing".:hello:What goes around - comes around
give lots and you will always recieve lots0 -
As others have said you won't need a cert for work done 12 years ago. Even now, with new building regs a Part P cert isn't necessary all the time. We had an extension built last year onto our lounge, we followed building regs but didn't have to get a Part P cert for the electrical work because we didn't add a new ring main, extend a kitchen or bathroom ring main, or put any outside lighting in. Hubby done all the electrics himself.:heart2: Love isn't finding someone you can live with. It's finding someone you can't live without :heart2:0

As others have said, it's easy enough to get a periodic inspection report. We've just bought our first house and wanted to be sure about things so paid to have drains etc tested - it cost us £80 for the guy who tested the electrics. We got a full report highlighting things that COULD be done, but stating that it was all safe and as it should be. Sounds like you're better off without that buyer! If you get a report done yourself you can hang onto it and show a copy to any prospective buyers to prove it's all OK. Good Luck with the house sale :-)0
