O dear o dear o dear

My flat has been under offer for two weeks...In that time I have had a survey done on the property I want to buy, came back fine and the formal mortgage offer issued.

Today I find out the following...

1) My buyer has not even given her solicitor details to my EA, no survey and now she says the offer is condtional on her friend liking the property.

2) My neighbour in my mansion block has accepted an offer £18,000 more than I took. She has very short lease, no central heating or double glazing and kitchen and bathroom old. I have none of these problems.

My Ea says her offer will not get to exchange and is unrealistic and my offer is more realistic???

Any thoughts before I give up and stay put!!!!

    Tell your buyer that if she doesn't have a survey booked by monday then you are putting it back on the market.
    It's not easy having a good time. Even smiling makes my face ache.

    I think its going back on the market regardless, she got a good price as could move quickly..I don't have much faith anymore in her as a buyer

    i agree. when our ftb put the offer in which i excepted, we took it off the market on condition they did things quickly. i phone call to the agents now and again to say it gos back on the market if things are not moving as quickly as i think they should be worked! exchange friday after 5 weeks!

    Personally, I wouldn't consider any offer as serious until the prospective buyer had arranged for a survey to be done. Your flat should be on the market until the buyers surveyor has made an appointment to come round and ideally until they have a mortgage offer.

    Whilst you are waiting around for them to get started you could be missing a buyer who is in a better position to proceed. You should be getting this sort of advice from your estate agent.

    Put it back on the market and forget the offer from the first buyer.

    Sounds like a messer to me.
