Valuation done, finally!

The EA was on the phone to me last week, apparently the vendor has been a bit miffed at the slow progress with flat purchase. Luckily, the EA is pretty cool about it all and has taken the strain on my behalf.
The surveyor's valuation arrived in the post today. They have valued it at £86,500, exactly what I'm paying for it. Is this wat they value it at or have they looked at the purchase price and agreed that it's worth this?
Either way, I'm pretty chuffed, because they've not highlighted any issues and hopefully the mortgage can go ahead quickly now.

Congrats, have you had any of your searches back yet? We got ours today and the solicitor is looking to actually close next week.It's not easy having a good time. Even smiling makes my face ache.0

Usually if the property is found to be ok then the value is usually stated as the selling price on the valuation report....Debt at highest (November 2005) = £35,856
Debt currently (August 2006) = £20,790
&More £1,530, Egg £6,800, HSBC £3,760, Egg Loan £8,700
Interim goal = £23,400 (Target: February 2006, Missed but acheived May 2006)
2nd Interim Goal = £15,000, Target October 2006
Debt Free Date = February 2008 BUT I'M GOING TO BE TRYING FOR SOONER!!!

they match your purchase price as long as it is worth it. They won't state it is worth more, it's just so that the mortgage company will be able to reclaim the appropriate amount if needed0

Thanks, so the surveyor is "rubber stamping" the price rather than miraculously coming up with a valuation that matches what I paid. I'm getting quite excited about this now.Happy chappy0

Yep thats right...the valuer is basically saying that the property is worth the price your paying for it.....is it a mortgage purpose valuation or a full one....Debt at highest (November 2005) = £35,856

I've done a lot of building work myself in past, so I'm happy with the internal structure and condition. It's leasehold, so the exterior condition is not my problem.Happy chappy0 -

So basically the valuer is saying that th property is worth the price your paying for it and its suitable security for mortgage purposes.....

I'm with nmiah on this one, the exterior condition should concern you very much! Especially if the condition is a bit shabby as this could mean you are in for a hefty bill when maintenance & redecoration takes place.The bigger the bargain, the better I feel.
I should mention that there's only one of me, don't confuse me with others of the same name.0
