Urgent- Do surveyors go up ladder to look at roof when doing home buyers survey?

As above, a close friend has recently accepted an offer on his house and was advised by the EA on Fri that the buyer is having a home buyers report.

Said friend knows that one of the hips on the roof needs resetting, and has been quote a fair price, but roof can't come this week.

Does a home buyers report include going up a ladder to check the roof?

He is planning on having the work done but in the mean time doesn't want it to jepodise the sale

Advise appreciated!

    no. at the most it'll be binoculars from the street - but far more likely to be just eyeballs from the street.

    .... or for a homebuyers jsut as likely eyes tightly closed and a report full of paragraphs saying no access to xyz get a report from a specialist, couldn't see stuff because other stuff in the way get report from specialist, no liability here....

    In my experience, they don't get on ladders for a full structural survey either. If you're particularly concerned about the roof, it's best to specifically request an inspection or even commission a separate report - inside as well as outside.

  • When we had HB survey done on ours recently he went up in the loft and reported that we had too much stuff in it! That's one of the reasons we are moving, we need more space!

    surveyors are the laziest people in the world and have escaped out of the credit crunch relatively scot free. these are the same "professionals" that over valued property in the boom.

    they will use eyes or binoculars.

    They certainly went up into the loft on when we had our HB survey and when my OH sold his house the FTB's surveyor doing a HB survey also went into the loft.

  • They went into the loft when we were buying the house we are in now as they told us the insulation wasn't thick enough :D

    Typically roof inspected from street level with binoculars if needed.

    If the surveyor was climbing ladders to roof level, just imagine how much more the survey would cost with the added personal accident and public liability insurance that they'd need............. never mind the cost of the ladders and the roof rack for the car.
  • Sorry but this really does sound like you're trying to pull the wool over your buyers eyes here - you're concerned about the surveyor noticing something that you're going to fix?

    A buyer should surely be happy with a receipt for the work done - if it's the case that you are going to do it...
