I've just read a great book on buying from auction - I found it at http://www.property-auction-secrets.co.uk.
I agree that it is risky and costly for FTBs like yourself. However, I've bought several 'failed' auction lots in the past - properties that have not sold on the day. Often this is more relaxed, and sometimes you can get around the 28-day completion deadline (though not if the Halifax are selling - they still insist on 14 days!!)
A good source of these lots (other than trawling through hundreds of catalogues yourself) is the newsletter at http://www.thepropertyman.co.uk . Hope that helps!

I don't know what Government Auctions are! Are we talking about ex Local Authority property? Having watched Lambeth selling off some of their (worst!) property through auction (they use the same auctions as everyone else), I can see why they did it; it was incredibly lucrative as there is no way they would have got the prices they did on the open market! The viewings were overrun with people, I've never seen such subsidence on some of the properties and the prices they fetched were shocking, considering!Everything that is supposed to be in heaven is already here on earth.
