Mortgage application with one partner having moved address frequently

My son will be applying for a mortgage soon. He has a 25% deposit and an excellent credit record and has stayed at the same address for 22 years so I don't foresee any problem with him.

However his fiancee, through no fault of her own, has had several changes of address recently. her parents split up and she had to move out of the family home with her mother. In the last year she has had two different addresses. She is now staying with me and some places have my address and some her mother's. I believe her mother has now taken her off the electoral roll too! I therefore foresee a problem with her credit score.

My son does not need her income to get the mortgage. However he wanted her to be named on the house title deeds and said that she had to be on the mortgage for that to happen. Is that the case?

If it is will she be credit checked too even though she would be put down as no income?

If she is to be credit check this might hamper the mortgage application and may be better off in my son's name alone?

    If the issue is only changes of address, and they can put down a 25% deposit then the credit score should hopefully not be too badly effected. It might be the difference between a pass and a fail with one or two lenders possibly so it could restrict their options and effect the best rates.

    I would certainly be confident that there would be high street lenders able to help in joint names though.

    They want the best rate though which is why they saved up 25%.

    So she would be credit checked even though her income is not required?

    If she is on the mortgage then she gets credit checked, no getting away from that I'm afraid. If there is genuinely no adverse information on her file other than moving house a couple of times then I don't see it as a huge problem.

    No other problems just the unfortunate changes of address due to family split up.

    Will it help if I put her on the electoral roll?
