i would be Very patient - keep in touch with the EA Tuesday morning - check out how many viewings there were this weekend, are there any other offers in ..... if no viewings, and no offers, then wait...... i know its hard but ..... wait. If you phone to change your offer too soon they Vendors will know you love it and will hold out for their top price.
patience is the name of the game.... you are a FTB - no chain - you will always be a good fast bet ..... calm and patience and camomile tea/ G&Ts!!

Thanks everyone - we were talking about is just now (MrEL is off to buy the wine as I type
), so we're relaxing and have looked n Rightmove to see what else is about as well just in case.
The EA has left me a voicemail in the afternoon saying he got my e-mail and went back to the vendors but they are holding out fora little more. He says he'd be happy to discuss with me and has viewings for the weekend but will keep me informed of any offers so we will wait to see how things go.
In the interim we have seen a couple of other properties that are possibles, so I guess we'll save them on the RM list and see how things are early next week... Clutton knows I have staying power, so I guess I'll have to wait to Tuesday now to prove myself, I love a challenge!MFW #185

Hi everyone - still holding strong and also enquiring about other places just in case...
Any tips on how we should do round II? ie: - when I phone up should I specifically say 'did you get any offers on the weekend'? Surely they are bound to say 'there is a lot of interest and we already have people booked in for the coming weekend'...MFW #185

Personally, I would make appointments to view further properties.. with the same agent.. but be a little inflexible with the times you can view..
Indicate that another agent has the place of your dreams.. and although you like that agent .. and want to give him the business.. there are other agents.. and properties.....
and hold your nerve...

But shouldn't we at least show interest still? To play devils advocate, if I were an EA and a FTB placed a £10k offer under asking, then was inflexible and didn't get back in touch, I would gladly try to sell it to someone else... wouldn't I?
In terms of other properties with the same agent, they only have one other we'd be interested, and we've offered on that one (rejected 6 weeks ago, property still not sold).MFW #185

As the EA they will sell to whoever is going to pay the most. The house has only been up for sale a few days, they're going to see how much they can get. If you want a house taken off the market this quickly you have to expect to pay top dollar to secure it. I guess we're thinking that at least it's good value and it's a roof over our heads, plus we like it. FTB can never have cream of the crop...
Scared that as soon as Spring hits, it will all be beyond our reach again as for every £500 saved, property might go up another £500...MFW #185

The EA will know you are interested as you have put an offer in.
I put an offer in on a house (on one of our various house moves over the years) and the offer was declined. I found another house with another EA and my offer was accepted and we proceeded with the sale.
Months later, on the day before we were due to move, the first EA phoned and said his clients had decided to take my offer! To late, I said, we move to our new house tomorrow.
When you sell a house you always think your buyer will buy another house instead. When you buy a house, you always think that the seller will sell to someone else. That said, I would rather be the buyer than the seller as you have the choice of a lot of houses.RENTING? Have you checked to see that your landlord has permission from their mortgage lender to rent the property? If not, you could be thrown out with very little notice.

Thank you for your reassuring words - I guess we also feel the EA may wonder if we are wasting his time! But then again, FTB, like learner drivers, need to learn and need to make mistakes...
Love the place but saw that only 1 place has sold there in the last 12 months - is that a good sign (ie people don't feel the need to move much) or a bad thing?
At this rate we may need to re-sign the 6 months in our rented flat (expired end July but LL has not mentioned it yet) and they try again in Spring...
