    As DVardysShadow says, a service is no guarantee that there will not be problems in future. Rather than getting the seller to do this, the buyer should really be getting the whole CH system inspected if they are concerned that there may be any problems with the system.

    Accepting evidence of a service as proof that the CH system is safe and in full working order is naive.
    For every complex problem there is an answer that is clear, simple and wrong.

    Our boiler was fitted 3.5 years ago and never serviced. The guy buying my house knows this, and hasn't asked me for a service.
    If a boiler was 2 years old, I wouldn't care if it hasn't been serviced, though I don't know if it invalidates warranties, but a guarantee will be 2 years anyway.
