How muc is a credit check? I've been charged £50 buy landlord.

Hi,

Am going to rent a property and they want to do a credit check on me. At first they wanted £75 for this then I argued and they said its £50. It feel dodgy that they just knock £15 off.

Anyway I have not payed jet. Will sing the agreement on 27 th Thursday. So if anyone knows a cheap place to get a credit rating done then you could save me even more money!

My dad is a landlord and if he is going to do a credit check on a tenant then he uses a service called Tenant Verify. Their basic online credit check is only £15.88.

    Here's the link:

it verifies ALL the information on a tenant application form - which can be 4-5pages long, and give an extremely comprehensive picture of the tenant. There are different types of tenants checks - some landlord use the full one, which can include insurance against lack of rental income. Cheaper checks simply verify address, electoral roll, and name of employer - these are not enough in my view to vet a tenant's financial acuity.

A landlord cannot access your personal details through the same checks that you see as they are not you.

The fee is normally for "referencing" which isnt just the cost of the credit check but is also for getting your employers references, previous landlords etc which all take time if not money and often things like checking bank statements etc

£50 is not bad, it can be as much as £100 per person where I live.

I think this should be absorbed by the landlord as part of their overhead. After all, you are not benefitting from the check.

""you are not benefitting from the check"" - i think the prospective tenant IS benefitting from the credit check, as if all the details come back verified and checked out, the prospective tenant get a new home !! But different lettings agencies and different landlords do charge differing amounts.

Astaroth says " A landlord cannot access your personal details through the same checks that you see as they are not you"

most professional tenants application forms, (usually provided by landlord associations) contain a page on which the prospective tenant signs to give the landlord permission to view any data and contact any person whose name appears on the form - so that a landlord CAN view the same data as the prospective tenant. If the prospective tenant has paid for, and agrees to waive Data Protection issues, then s/he is entitled to a copy of such reports - this ensures that landlord doesn't take the money and not do the check. If you have paid for a credit check, ask for a copy of it - even if they dont offer you a property.
