Mine shaft - how does it affect price ?

I have seen a property for sale by auction, but on checking the legal pack, there is a 77m mine shaft right in the middle of it.

The Coal Board has said that further movement is unlikely, but I am just wondering how much this will affect the resale value, and whether anyone has an experience of buying / selling a property that has this problem.

    DH is a structural engineer. We wouldn`t buy it. It will be in auction because the vendors are unable to sell. If you want peace of mind then don`t touch it

    The fact that the Coal Board have said 'further movement is unlikely' really means that they don't know for sure.

    I'm thinking famous last words if it does fall in and if you have any children I think you would always worry when they are playing in the garden.

    For peace of mind I would leave well alone.

    I'd agree....unlikely doesn't mean that it won't cause further movement. Be careful

    At least you'd be able to sell your story to a newspaper if it did collapse!


    Seriously, try and find out how much insurance would cost on the property, that will give you an idea of the risk.
