Why 'can't' it have been on the market since Sep 08?
Yes, the two go hand in hand IF you have a Home Report, since the EPC forms part of the HR.
But it's possible to have an EPC only - if the property was on the market before Dec 08, it doesn't require an HR, but the EPC became mandatory from Jan 09.0 -
Was hoping to update this thread with good news on Friday but still waiting.

Offer was made on Friday for £105k after verbal discussion between our solicitors and theirs said that would be accepted. Then we were told that 2 trustees were involved and one wasn't available till Monday, although seller and one trustee wanted to accept. Unfortunately somebody else was viewing on Friday night. To be honest we were beginning to think holiday was just an excuse.
Today has come and gone. Trustee now available but their solicitor has to complete some paperwork before offer can be accepted and solicitor is off ill and only he can do it.
We are told seller is as keen to sell to us as we are to buy. However no firm yes as yet.
My son is deeply disappointed and I can't help but feel some stalling is going on and they are waiting to see if a better offer comes in which we feel is not fair. Meanwhile they can't look at other houses.
We do have the owner's number but not sure we can get in touch with them.
Where do we go from here?0 -
Owner told us last night there was a Home Report - EA says no but there is an Energy Report (somebody obviously confused).
No HIP but EPC says they rented it out or planned to rent it out.
Most of the other things you've posted are (nae offence) Estate Agent puff and it is not possible to tell if they are true or not.
In your shoes I'd 'phone owner & have a calm, polite, slow conversation...

Um, no.
All it means is that it was marketed prior to 1 Dec 2008, therefore no Home Report is required, and was still being marketed in Jan 2009, when EPCs became mandatory for all houses on the market.0 -

Stuff and nonsense; if they accept your offer, the selling sol phones the buying sol and says "We accept". The paperwork can follow later.0 -

That was the way it happened with my elder son. Just wondered if the trustee situation had to get something in writing from all of the trustees before accepting.0 -
Nothing stopping them looking at other houses I suppose. However I don't think another offer can be made without withdrawing the first one.
True, you can make another offer on another house if you hire another solicitor, but the same solicitor won't submit another offer for you without withdrawing the first one, essentially as insurance against you being committed into buying two houses when both your offers get accepted ........0
