But, IMHO, a considerate & fair Landlord would try to accommodate their tenants' wishes, particularly when the result may be an even longer tenancy, at no significant additional cost to themselves. The British way, surely is to do the decent thing?
Why should a LL have to pay even insignificant extra costs because their T wants to break the contract?
For what it is worth, I don't think we actually disagree on what a fair and considerate LL would do - which is to follow the OFT recommended approach and to not unreasonably withhold any new Ts proposed by the current T or found by the LL / their agent following advertising paid for by the T.
My post was merely to point out the fact that the T must take responsibility for finding the new T, a subtlety that I felt was missing from your post.0 -
We aren't disputing you Art - the LL and the T should both try to get someone else in that is suitable, but just didn't want the OP to start demanding anything from the LL based on what is essentially guidelines only by the OFT, which may only be considered POSSIBLY unfair after the first 3 months.
