refurb on £10k?

I need to refurb a 3 bed house which is still in the 1970s. I have £10k and 4 weeks to spend....any suggestions of how I can best spend the money to increase the value? Im interested to hear your views of how you would do it?

Currently the house has 2 double beds, 1 single, 1st floor bath and sep WC. 3 recs, a small kitchen, and small garden.

    A bit more detail would be needed. The following points spring to mind:

    1. Check the electrics, plumbing and gch. It's a huge shame to redec and then have to redo it all later.

    2. Bathrooms and kitchens sell properties, so spend most of your money on these. Just possibly consider knocking one of the recs into the kitchen to make a kitchen diner.

    3. Redecorate in pastel shades.

    4. You may need to budget for new carpets.

    5. Are there any nice wooden floors that could be sanded up?

    If it's just you working on your own, 4 weeks is not going to be very long. You could spend a day or two hacking off old tiles in the bathroom and removing existing suite. Then install a new suite and tile/decorate. I'd say **at least** a week in total.

    The kitchen could easily take a couple of weeks, depending on size and whether you do any knocking through.

    Can you really dec the rest of the house in a week?
