Double storey extension

Hi there
We are looking at building a double storey extension about 3.5sqm x 6sqm.
We will be reusing all windows and probably have to buy one more.
We are in a 3 bedroom detached at the moment and the extension will be added onto the back of the property with a new bedroom, and new kitchen/dinning downstairs (existing kitchen to become utility.)
Only 1 external wall will need to be removed on the top floor, nothing else major needing done apart from having to relocate my bathroom.
Just at the very early stages so no drawings etc as of yet.
My questions is: Our maximum budget is 40k (my husband will be doing all the decorating himself as well as fitting a new kitchen) so we need the shell, electrics, plumbing, flooring, roof etc, will 40k cover this?

i could build two for that price.
if you live in london you may get a half extension!
generally a rough budget price is approx £1000 per sq m.Get some gorm.0 -
My not terribly helpful answer would be that you might, but you might not. It's not an unreasonable, wild hope kind of figure, but it could be quite tight - however I get the impression on here that Scotland is one of the cheapest areas of the country for building work - so that's good!0
