Hi,
My place is under offer, I offered and was accepted on a place on Tuesday last, subject to getting survey asap. So I had survey done on Friday, no problems and formal motgage offer posted to me.
My buyer is FTB with large cash deposit. I asked the Ea of the property I am buying if it was off the market and she said yes. When I let them know survey was ok they took the property off their website...thats good right?
But my EA is still showing my property, when I asked him why he said "it keeps pressure on buyers and lets them know others are still interested".
The lady I am buying off seems great, wonder if I am being by letting Ea still show mine, or is it cos survey on mine pending?

The situtuation really is ,why not, until we have a set-up ,whereby a large deposit is paid ,purchsers will back out,and you could lose money,or miss a potential buyer.Trust no one,if you do expect to be disapointed.Keep your options open[FONT=Arial, Helvetica, sans-serif]To be happy you need to make someone happy.[/FONT]0

EAs often leave properties on the website to generate extra interest, "oh thats gone but we do have XYZ" If its on rightmove you can ask that it changes to Sold STC, and will show up on searches that include "sold STC" if that helps any.. might be a middle ground while you are waiting to finalise?:beer: Well aint funny how its the little things in life that mean the most? Not where you live, the car you drive or the price tag on your clothes.

Your EA should ask you if you want the property removed from the market or left available until a survey has been done. In the first few weeks of a sale being agreed there is an awful lot riding on the goodwill of the buyer doing what they are supposed to do. From the buyers point of view they don't want to spend money out on solicitors, mortgage fees & surveys while risking being gazumped. The seller doesn't want to risk potential buyers going elsewhere if the current one doesn't proceed.
Putting the buyer under pressure is all well & good, as long as the pressure doesn't become to much for them & they walk away.
If your agent has checked them out & is happy with their ability to procedd with the purchase (agreement in principle, spoken to their broker etc), why not remove your property from the market & give them a time period, say 2-3 weeks, to get the survey done & searches applied for. Just make sure all parties & their solicitors, mortgage brokers etc are aware of this timescale.0 -
In my area I dont know of any agents that would allow that. Usually when you agree a sale price then the house is considered sold unless someone has some knowledge that it will not go through. Are you sure your agent is being honest with you and is sure that the sale will proceed or does he have some niggling thought that it wont? Is it not this kind of behaviour that creats gazumping...............0
