Two Storey Front Extension

Hi

Just bought a house and want to extend the front of the house to make a bigger upstairs bedroom and bigger downstairs kitchen.

Our neighbours have done it but that was back in 2004 so their costings will prob be out of date now.

I am just wondering how much it would cost. Looking at the planning website the dimensions are:

2.9m depth, 2.650m width, eaves height of 4.9m, and ridge height of 6.3m.

Without factoring in the need for a new kitchen does anyone have an idea as to what the build cost would be?

We could re-use the existing kitchen window at the new front but would want an extra window on the side of the house.

Im trying to get hold of the builder who did next door but no luck as yet.

    Hi Depending on where you are in the country prices will vary. 2.9 x 2.6 = 7.54 m2 floor space, double this floor space as to include upstairs 15.08.
    As rule of thumb allow 1k per sqm so your probably looking at 15k, but this could change depending on area

    £1k per sqm is the price that is very often quoted, but from what I see of people's costs for extensions you have to work very hard to keep an extension down to that price and it tends to be the price of a shell. You don't say how much of the front wall of the house would have to be removed to provide access to the extension - but from the way you talk of creating bigger rooms, rather than new rooms, I'm guessing you want to remove a lot of the front supporting wall on both floors which will add cost.

    im just amazed that you can even get PP for any front extension. most areas will not allow any building work forward of the main building line.
