Study/Store/Utility or bedroom?

I have a extended end of terrace (renovation quote posted on the "is this quote fair" board), which has a spare room which can easily take a large single bed and cupboard.
However the entry is via the kitchen only.
If I brick this door up and shift to entry via the main lounge instead of the kitchen (it is a large lounge)......could I market it as a third bedroom room or am I pushing it ?

Also...can't quite remember what the EA called it when we bought it,but it wasn't as a bedroom.

    Just bought a house and have got something similar but mine is a mid terraced. The EA called it a study room/guest room, access is through kitchen as well. It is a bit bigger than a box room, but it has only french doors, no window. I guess, I could convert it to a bedroom and do some alteration with planning permission but the access will still be through the kitchen therefor it is a no,no for me. I think for it to be called a bedroom, you have to be able to get a single bed & have a window and door. Will be interesting to hear what others think!!

    We have an end terrace house with a room leading off the kitchen - it was a store room initially as the house had been a small shop.
    It currently houses the gas boiler,2 freezers and several half used tins of paint/tools etc.
    We want to corner off a section of it for a downstairs loo but have to look into what we need to do for that (bldg.regs etc.) There's still be plenty of space for whats already in there -would just need a good tidy up.........we refer to it as out 'indoor shed' at the minute...........lol
    I would be unstoppable if only I could get started !

    When I was house hunting almost 2 years ago I viewed 2 flats that had both bedrooms leading off the living room. I also have a friend who's first flat had everything leading off the living room, bedroom, kitchen as well as bathroom.

    Therefore, I don't see a problem with marketing your place with 3rd bedroom/study leading off living room. It won't appeal to everybody, but you can't please all of the people all of the time.
    The bigger the bargain, the better I feel.

    I should mention that there's only one of me, don't confuse me with others of the same name.

    I think it would increase value slightly, by more than it costs to brick up a wall and make a new opening. You will almost certainly get a quicker sale if you were trying to sell both layouts at the same time for the same price - people will perceive the new room as being worth more if compared. You won't get best value out of that square footage with it running off the kitchen, regardless of what you try to sell it as.

    It sounds like a perfect study/guest bedroom. Presumably it will give you extra storage space in the kitchen as well once the door has gone.
