Boiler swap, rough cost?

Hi.

I am replacing an old boiler in a house I rent out. Currently the heating has to be on at the same time if you just want hot water, not really good for the new tenant on a hot day when they fancy doing the dishes!

I have bought a second hand boiler (only used for a couple of months before one of my friends house was repo'd) so I know it works, and its a valiant so no issues with the make.

Any idea roughly how much to take the old boiler out (which I will be keeping) and fit this one in the same place. I know there are loads of varialbles but just after a ball park figure..

Also would this mean that I could then remove the immersion tank downstairs as I dont think its working anyway and it would free up some cupboard space.
