4 weeks between exchange and completion - average?

Hellooo another scared FTB here :o

Just received a letter from my solicitor, the vendor has asked for four weeks between exchange of contracts and completion. I've done a search on MSE and many people seem to either exchange/complete on the day or within a week.

Will I be at a disadvantage because the vendor has asked for four weeks? How will I be losing out? We're not in a chain as the vendor is moving in with friends and I'm renting and don't need to give any notice.

    Why would you think you're losing out? It could just be that they need the time to get organised.

    Time for them to get things in order perhaps? Could work to your advantage if you need to ask a favour of them. Or if it is an issues tell them that will be fine but you need X in return and see what the answer is. Either way as long as it suits you I cant see a problem with it. As long as you have exchanged the deal is sealed.

    Am I right in thinking that at exchange I have to start paying for buildings insurance etc. and the deposit? I thought it would be better to have a shorter amount of time between exchange and completion, otherwise I am spending out when I don't need to.

    You won't lose out on anything.

    When you buy a new build you can be weeks if not months between exchange and completion, so don't worry.

    We exchanged in November and moved in March. The exchange is the main part as most of the legal has to be in place for then, so they won't be pulling out.

    I must admit I prefer an exchange weeks before as so many things can go wrong when you try and exchange and complete on the same day.

    The only thing is if you want to get in earlier then you could contact them to get an earlier date.

    Thanks Debras Angel. Ok, so it is not something to worry about, that is good. Thank you to everyone who replied to my query.

    I guess it does give me time to get packing! I haven't even thought about that.....now...where to get all those boxes from :eek:

  • You do need to have your insurancein place and the deposit if it's relevant.

    As to the boxes...what you find now is that most stores recycle their cardboard but if you contact some of them in advance they will keep them for you.

    Try places like Comet and some of the best boxes we had were Banana boxes as they are good for delicates due to having the lids that you can tape down. We did buy quite a few collapsable boxes from Tesco which we can use for storage now.

    That will be my next challenge, shopping for free boxes....I have sooo much stuff for just one person. Bit of a horder so I think I need to sort out stuff first.

    I've sorted my insurance and have the deposit ready....ooh it is getting a bit scary.

    And I have my post important item ready, my mortgage chicken (not a pig)! :j

    Hi DA. Yep, that is my next challenge :) I managed to get organised last week and list lots of stuff on Amazon, but only a couple sold. Next is Ebay and a car boot sale. If only I had all the time in the world and not the hording habits of a squirrel :D
