UPDATE, the original offer was refused so the ea has told the vendor to let him know tomorrow where they will come down to so we eliminate the to-ing and fro-ing.
I'm a bit nervous and worried now because i had a plan and now he's stopmed on it with his decisiveness lol.

if their bottom price is still higher than my ceiling, where do i go from there?

Wait. They want to emigrate. Time is on your side.
  • I think tiny steps are in order here.
If their price is just too ridiculous for me to consider (taking everything into consideration) then i will walk.
I have to keep a cool head because when i picture me and OH in the house in 18mths time, i cant stop smiling and hoping.
    Still, baby steps hey??
  • Think the games have started.....they said they would get back to us yesterday EA that is). Nothing as yet. TBH i really cant be bothered with games, either yes or no will do.

Be fair to them. They need to consider their position carefully. A day is no time at all.

If you're interested in the property waiting may be in your best interests.
  • Can you tell i'm new to this game? ooops

This does appear odd on first viewing. People who want to sell their house, still live in it and then pay £1000 a month in rent rather then pay that sum towards their mortgage !

It would make me think that there may be issues with the place that will need large sums chucking at it, and they don't want the hassle. Either way, I wouldn't offer anywhere near the market price. You appear to be taking all the risks not them, so the price should reflect this. I also would insist on 6 months rent up front to start with, and a deposit greater then 1 months rent.

This certainly needs good advice from a solicitor, and you need to be extremely vigilant. Do credit checks on them, look on the Land Registry and pay the £6 or so to see if there are any charges against the property. In other words, don't be rushed into anything, hold your ground on price and get as much information as you can before proceeding. See what other Estate Agents say on the value with a tenant in situ and also read up on what your obligations as a LL would entail. Good luck and keep us posted.

To me, it just seems a way of the sellers locking into their capital gain and retaining the benfit of their home. IE not having to move.
