This time I got my solicitor to check the HIPS before I offered so hopefully all will be well!!!
Vendor is on holiday so who knows when they will be able to get hold of him?
House has 3 kids in it atm so needs a good clean! but is otherwise perfect. So now unable to move from phone despite having LOADS to do!!

165, and 170. And I can't go much higher at all! Looking at similar properties on the estate/ previous sale prices/property snake etc, I think 170 is actually 'fair' so I think I am being a wee bit cheeky, although I would complete the (short) chain.Debt free 4th April 2007.

Well it might be, back in 2005 we found a house we really liked (to live in) on for 375k, I was prepared to pay the full price but thought I would offer 360k and hopefully get it for 365-370k. I hope you're not in for a long haul, it's so stressful when you have to wait for a response to an offer & if you're somebody like me who gets over anxious during the waiting period, it really is a hellish time.
Good luck anyway & hope it gets excepted. If not & you have to increase, remember to pick an odd amount, ie; rather than £185k go for something like £185,632. It sounds an awful lot more & gives the impression that the figure is your limit as you have been so exact rather than rounding up.The bigger the bargain, the better I feel.
I should mention that there's only one of me, don't confuse me with others of the same name.0 -

hmmm know what you mean.
My buyer offered me 15k below the asking price, agreed due to modernization of kitchen and the electrics needed updating ie:rcd box and a few other bits and bobs.
Otherwise the property is in a good enough condition to move in. Oh and because it was a first time buyer with a young family I kinda was soft I think !,
But this was a mistake as offer agreed before the actual viewing {my first time selling} and when they viewed with the e.a, they then came back asking me to drop by 31k. I later found out they wanted to go through the property and fully gut it to change it to their tastes. Thats fine but I was not going to pay for it by accepting such a silly offer, soft or not...lol
After picking myself up off the floor I declined politley !
Funnily enough they then wanted to do a 2nd viewing which i told my e.a that i would not have my time wasted ,or the buyers time wasted in a fruitless viewing. The buyer pushed for it so I relented.
Then I received a call from the e.a to say that they were happy to go back to the initial offer.
Long point but in my case the initial offer was not the final one.0 -
