How much for a loft conversion

How much labour cost for a loft conversion 23ft x 14ft including building of stairs.Not from a dedicated loft company but a general builder quote

    We paid around £22k (complete fit out inc. bathroom, decoration, flooring, stairs) around 6 years ago.

    You need to have plans, party wall act consents etc.

    If I was you I would spend £13 on this book at Amazon "Loft Conversion Manual (Hardcover) by Ian Rock (Author)" as there are lots of potential pitfalls.
  • This is dependent on whether you want dormer windows or velux windows etc. Do you have a trussed rafter roof or not? Do you want someone to come in and do everything or are you able to do any yourself? Why don't you get someone round to discuss plans and prices as it is impossible to even give a rough idea of costs without all the info.

    Depends on where you live too. Here in London a decent loft conversion with dormer windows could be anywhere from £30k up depending on size & specs.

    As slummymummy suggests, get a couple of quotes & before you plump for somebody, ask if possible to see a previous job they have done & for references.
    The bigger the bargain, the better I feel.

    I should mention that there's only one of me, don't confuse me with others of the same name.

    I am also trying to work this out!

    We're in Scotland and want to convert the loft in the future so we can produce offspring when we are ready and not need to move! :p

    So we're saving but would love to know how much roughly it would cost but feel bad getting someone out when its not something that we're going to be able to do in the next year & when we can do it is dependent on the price!

    £20k + is usual . But it really depends on what you want. Water in your loft conversion will cost you more, also consider stairs, I know it sounds mad! but if you can get a straight flight in you could save yourself around £1000 (stairs with turns have to be made bespoke) If you are in Scotland and your stairs service more than one room they need to be wider (900mm).
    All small savings but they all add up!
