I really don't mind either, what's been amusing here is that a very throwaway lead into the post is somehow evidence of a habit of making personal attacks and the actual discussion disappears.

In other words, people are diverting - a piece of news was posted and a sort of breathless "gee-whiz isn't that terrible" commentary added, when the numbers are examined it's nothing of the sort, that's an uncomfortable conclusion so we get diverted into silly stuff. Anyone who can't take a little mild sarcasm shouldn't be debating on the internet basically.

That happens an awful lot nowadays.

No wait, the frequency of that happening is ballooning as the level of abuse soars.

    And then there's this

The lender also revised its predictions for house price falls today to 7% or less during 2009, from an initial 15% forecast.

Which curiously hasn't been quoted by the bears. Why would that be, I wonder?

Why wasn't the Halifax's -15% forecast posted on the forum "Predictions" thread....?

2009 House Price Forecast - HPC Board beats Halifax and Nationwide

I for one missed it. I thought they had declined to comment...

    http://news.bbc.co.uk/1/hi/business/7791391.stm
Two of the UK's biggest mortgage lenders, the Halifax and the Nationwide, have decided not to make any house price forecasts for 2009.

Found; "Sir Victor Blank, the chairman of Lloyds TSB, expects a fall of another 10 per cent". http://www.timesonline.co.uk/tol/money/property_and_mortgages/article5372549.ece

Several articles today are quoting the 15% to 7% shift. But can someone confirm that Halifax or Lloyds ever SAID the 15%...?

    Our thread in January has no updates;

House price predictions roundup for 2009

I could well be proved wrong as I haven't read, let alone memorised, every article/press release/thread, in which case feel free to continue the argument.

But if people are arguing over a figure that was never stated...?

16.4 in december, rising in the first few months of the year to above 20%, then dropping back to 20% over the past three months where there's been a rise.

Soley dependant upon the link to the mentioned news article by the OP, how did you discern that it was over 20% and fell back to around 20% in June? Is this common knowledge or have I not been reading the right articles??

Please, this is not a digg or attempted anything... just a newbie that is abit confused!

I must say, that thought crossed my mind, it would br incredible if that prediction had escaped the bloodhounds on here icon7.gif

Ad there have been plenty of posts where what I've said has been dismissed "because I'm a girl". You may not have noticed them in your haste to get to the next bit of bad news, but they do happen. I don't usually mind that much, I can deal with a bit of banter in the heat of an argument, but obviously there are much more sensitive people here who take offence when asked to think about how something apparently contradictary can be true.

As far as what I said about Graham it was MILDLY sarcastic.

Earlier today when someone had a similar go at me, we got a suggestion that it was just a little dig and I should "lighten up". As should you two.

And maybe deal with the actual argument, which is that this is a marginal change (because by any measure the change in values between Dec and June 30th was small) and has probably been reversed in July anyway.

And obviously as mentioned that the year on year loss prediction has been halved so whatever the negative equity situation is it's far better than the bank was planning for.

Just felt I had to respond to this post...

I have been posting on here for a while now (doesn't time fly!) and I can honestly say I have never been belittled for being female or had any of my posts ignored or made fun of because I am female.

Maybe ignored because they are silly or because they are way off topic but never because I am female.

As for this topic, well at the moment I am in the watching from the shadows as to what is going to happen next...every bit of good or bad news (dependent on where you stand in the bear/bull arguement) is met by a hmmmmm by me.
We made it! All three boys have graduated, it's been hard work but it shows there is a possibility of a chance of normal (ish) life after a diagnosis (or two) of ASD. It's not been the easiest route but I am so glad I ignored everything and everyone and did my own therapies with them.

I still fail to see where house have declined. Apart from a couple of months I already mentioned, but can't be bothered with the obvious argument arising from it.

Taking the NW index, as thats what was used to say house prices were declining in that period....

    Dec £153,048
    June £156,442

It's now being argued that thats a decline? I see Julie you have now bought November in to say it's a decline, but November was never mentioned. End of December was mentioned, not November. But can see that november does give you your decline. But you could change the month in any stats to prove something.

If we took the halifax index, it will have declined a tiny bit since December, but not enough to move from 16.4% to 20+%.

Must admit, I'm kind of lost as to what the point of the argument is if we need to change the months used.
