New House and VAT

I purchased a new build home in Dec 2004 and I am about to lay a new hard wood floor. I have been told that I might not need to pay the VAT on this flooring, due to it being a fixture in my new home? Is this the case?
Any help on this would be greatly appreciated

When you build a house or have a house built you can claim the VAT on the materials used back, but you can only do this once. (if you use a builder they shouldn't charge you VAT on the stuff they supply).
I don't think you'll be able to get this flooring VAT free as your house is a couple of years old.0 -

Audrey Mac, the replies are correct. We are in the process of doing a barn conversion and come under similar rules. But with new houses, once the completion certificate has been issued the builder (or developer) is then able to claim back his VAT. This is indeed a one off claim and only for the person taking the building to completion standard.

Not strictly true - I purchased a new home a few years ago and put in hardwood floors. We had lived in the house only a week or two and managed to get the floor Vat free. This was sorted out by the flooring company.
Audrey as the others have said since you have lived in your house for a while now you will not be able to get it VAT free0 -
Hi Guys, You've got me thinking!
I bought a new build and got the builder to build additional wardrobes in a bedroom and this was all done before completion, the materials were the same used for the rest of the house in bedrooms and kitchens by the company he used for them.
Should he have charged me VAT on this?
He didn't charge me VAT on supplying the carpets and other extras.

Just noticed this thread and it got me thinking too!
I am moving into a new build home shortly. The completion date is 19th May. the builder is supplying and fitting wooden flooring and a built in tumble dryer as extras on top of the price of the house costing almost £3000. The builder is charging VAT for it all.
Will I be able to claim back VAT on any of this? If so do I have to wait til after we have moved in?

You've started an interesting thread. When I moved into my home (as a newly built house), I asked for the VAT to be removed from fixtures like a gas fire and fire surround. I believe (someone will correct me if I'm wrong) that white goods (eg tumble drier) are not included because they're not fixtures.;)

Yep that's right, the VAT can't be reclaimed on the tumble dryer but I believe you can for things like a built in oven...0 -
Looking at the link provided it states fixed kitchen appliances so I will give it bash. The tumble drier is built in. Would be happy enough with getting the VAT back on the floor anyway.
Tried calling today but they had a day off! Sent an email but its a 15 day reply so will try calling tomorrow. From what I can gather from the web site you have 3 months to claim after completion.
Hopefully I can can claim some VAT back! Thanks for making me aware of this :T0 -
Unfortunately, it doesn't apply to BTL properties since they are classed as businesses. :mad:0
