Tend to compare on house size as VOA don't often have plot sizes, and sales details which VOA get certainly don't have that info. Most post 1980 estate houses have relatively small plots which have decreased (hardly believable) as years have passed.

In late 80s/early 90s 4/5 bed detached with en suite would be 2 storey with double garage. Around 2000, these virtually disappeared overnight and 4/5 bed were 3 storey detached/semi or terr, single garage and almost on the pavement.

I personally would have thought a 2 storey house of 150 sq metres would be worth more than a 3 storey of same size, but it may be there is evidence to prove otherwise.
