    now Hertfordshire is part of the Eastern Region.

    That's even worse, putting Herts in with Norfolk.

    want2 - also look at other 2 bed flats/msnettes in area, are they in B or C? The more evidence you can get to support your claim, the more seriously it will be looked at.

    Even worse still, there are still people in Hertfordshire who think the region that they live in is the South East and don't know that the comparisons are meaningless :eek:
    Please stay safe in the sun and learn the A-E of melanoma: A = asymmetry, B = irregular borders, C= different colours, D= diameter, larger than 6mm, E = evolving, is your mole changing? Most moles are not cancerous, any doubts, please check next time you visit your GP.

    Although the Nwide calc is not conclusive, it does look as if something is not quite right. I would hope VOA may have 91 sales info on one of neighbouring maisonettes in new place which would then give us a definitive answer.

  • Ok I have now received the form from the VOA to fill in so that they can do a review of my band.

    So I need your advice on what information I should add to the form? I already have the fact one (it appears) identical property is a band lower, that the nationwide calculator shows the '91 price is the lower band, and that my previous property which sold for more at the same time was a band lower.

    Is there anything else I could add or look into before submitting the form?
  • I need to ask some advice- the form asks for the year the property was built - do i need to be exact? If so how can I find this out? I know its mid 70s but dont know what year..

    Mid 70s will be fine, VOA will know anyway. There is little more you can add to your reasons for wanting request.

  • I just found the lease agreement and the lease started 1/1/1980 would this have been just after the property was built?

    Will query my own band as well and keep all posted. Was given band E. am a 4 bed end terrace. But a 5 bed house in my area is on band D. They claim this property is facing office car park hence it is on band D.??? but i am on band E cos i am facing residential homes.
    Doesnt make sense to me. Anyone ever heard of this explanation???

    It makes perfect sense to me. But then I am ex VOA.

    A house in non residential area will usually be cheaper than similar one in residential area. Number of beds isn't the only criterion, houses are compared according to size for banding purposes.
