Do estate agents charge for a valuation

We are planning on selling our house, we have been there 16 years and out grown it. We want a 3 bedroom house nothing fancy but we are doing this through a housing trust who get a government grant for low paid workers so this can pay 25% of the value of the house and when we sell they get 25%, its the only way we can afford to move.

Anyhow they need prove of the value of our property so that we can proceed. We had a estate agent round the other day and when I asked him can we have the valuation in writing he was reluctant to do so.

I didnt want to seem pushy at the time. I rang later as he left his camera at our house, and he then told me that if I want the valuation in writing he would charge £100 as they have libability with a valuation. I thought this was a !!!! and bull story.

    One estate agent was going to charge £100 for a letter. I just rang another one and its £50. I only want a flaming letter to say its worth X amount so I can demonstrate that we have teh resources before going on the normal route, put mine of the market, find a house, exhange contracts.

    So tell them to get a valuation done. Or isn't it that simple? Are they actually going to buy your place off you and resell it?

    When we put our house up for sale we had 3 EAs round. All three subsequently sent letters which gave their valuations in writing. I didn't have to ask, they just did it. I thought this was normal practice? :confused:
    What did I do at work before I discovered MSE?!

    NOW - not sure, due to boyfriend going back to uni for masters and now pgce. Worth it in the long run!

    is certainly was the case when I sold my house (no charge that is)- cant belive they are trying to charge you, its not like they are legally binding or anything !

  • I guess in todays market a lot of people are getting speculative valuations which EAs might consider a waste of time. Just try them all until you get one to do it for free.

    i had 5 agents value our property recently, and three of them sent out paperwork with the valuations on, and blurb about themselves and their services.
    Dont even think about offering one of them a penny to write this for you.

    Remember though these are only what they would market your property at, with a view to you accepting slightly less. A property is only worthwhat someone will pay for it.

    Thanks guys. Two so far wont to charge. I got one that sent a letter no bother the other said they would be havent got it yet. I rang the housing association and they said one will do fine even though it states two. I am serious about moving I am desperate I cant stand living here anymore and then theres my disabled daughter. The house is pretty tidy, laminate floor in many floors, nice living flamin fire, new cooker/hob (stainless steel), kitchen extension, its nice to 1st time buyer so I been told.

    I hate to depart with any money dont have much anyhow. I have budget to move and can just about do it, but I didnt expect a paid valuation. The housing association agree with me, not to depart with any cash. I guess fingers crossed should we move they wont get my buisness.

    The valuations I got were around £100,000 at least up to £105,000 for two verbal valuations, another one was £120,000. I am would be seeking a house between £130,000 to £145,000 at most for 3 bedrooms.

    Was the camera worth more than £100?

    ditto with me to, as the house is in joint names ie me and my ex hubbby they sent us both a letter to our homes telling us what the value it at. we had 2 estate agents round one from him and one from me ..ive never known a estate agent to charge for a valuation and if they did they wouldnt get my business..

    I dont no tbh, I didnt look in the bag it was in, I reconized it being a cemar by the make of camera bag.

    I was a bit dissapointed given he seemed such a nice chap and friendly my mother came just at the time we sat down and spke number and he knew my mum, and if you know here you soon when to get away she talks far too much :( and she did then he couldnt wait to get away, me's thinks.
