Solicitors fees?

Hi all,

We're looking to sell our house and purchase a new one, we're looking for a solicitor but don't really have a clue what we should be paying for! We've had the option to use Countrywide (which we will politely decline), quote I'vegot so far from a recommendation is:

For selling:
Solicitors fees - £490 + VAT
Copies of documents from Land Registry - £8
CHAPS transfer - £35.25

For buying:
Solicitors fees - £540 + VAT
Mortgage related papers (I think) - £100 + VAT
Searches - around £200, dependant on where we move to
Drainage search (?) - £39.95
Environment search (?) - £39
Land registry fees - £150
CHAPS transfer - £35.25
Pre completion searches - £10

And then stamp duty on top of that

Does this seem reasonable (!) and have we left anything out? Alternatively if anyone can recommend a good solicitor in the Bedford area then that would be really appreciated!

Pete and Em

  • Looks pretty standard to me. Not from your area so can't recommend anyone.

you don't need to use a local solicitor. I'm in Surrey but use one in Liverpool. Absolutely first class bloke and the conveyencing rates in that part of the country are much cheaper :T

    We do everything via post
  • JennyW is right. My OH's a sols and does lots by post. Don't just go for the cheapest. Go on recommendation.

    I've been Money Tipped!
Can recommend Fidler and Pepper...again a post service, but have been excellent on my house move. Paperwork arrives so quickly, you can get internet/text updates on your case and to top it all, their fees are £250 +VAT for purchase, another £250 + VAT for sale.

The cost of search fees, disbursements etc will be pretty much standard whoever you use (as far as I know)
