Quick Sale Help

Hi All

I am a first time poster on here and just wondered if anyone could give me a few tips on selling my house the best and easiest way.

Due to a break up I need to sell my home and cut my losses. Only problem is I have never done it before and at a loss with all the options and jargon that is on the net.

I thought I would ask on here first before I just walk into an estate agent and say sell it.

    Well that be basically want you need to do but get a least 3 or 4 round and compare the deals carefully and dont buy in HIP off any of them if its less than £200 ish

    When I wanted to sell, I got every estate agent round to get a price. Their prices varied by £45k.

    The one with the highest price is most likely just trying to get you to sign up, then they'll not manage to sell your house at that price and you'll waste time as nothing happens.... until they eventually convince you to drop the price, to a price one of the others suggested months before, but by then you've missed your big chance. When your house first goes on the market you stand the best chance of selling it because everybody is seeing it for the first time. If you then sit around for a few months and reduce the price, it's already been dismissed by most people and your market will be much smaller; many will assume there's something wrong with it as it's hanging around.

    Ask the agent "how will you market my property?"

    They should be able to tell/show you what prices houses have actually sold at.

    Rightmove has 90% of all houses for sale - if an agent isn't on RightMove then you don't have the coverage you'll need for a timely sale.

    Ask them "who is buying houses like mine in this area?" is it locals, or are most people moving there from outside the area? Which agent/s are advertising outside of the local area? e.g. when I sold my house a couple of the agents regularly attended Holiday Home Exhibitions in London to promote local properties.

    Sorry to hear of your relationship break up.:cry:

    Is the house in your name solely or a joint mortgage with your partner? If the latter, then you may need to have their permission to sell the property, so sort this out first.
    The bigger the bargain, the better I feel.

    I should mention that there's only one of me, don't confuse me with others of the same name.

    The house is only in my name but is in an area where I dont want to live and is basically a weight round my neck.

    She has agreed to pay half of evrything (for now) but I just need to get a clean break.

    Here are my ideas for a quick sale

    Get a HIP - estate agent cannot leagally market your home without some parts of the HIP in place.
    Price your property correctly - if you really want a quick sale!
    Be available to show people round and their convenience, maybe have an open house.
    Do all the little jobs you have been meaning to do, make the house presentable, dont redecorate unless its aweful.
    Look carefully at the other houses that the EAs are selling, pick one that sells houses like yours in your area.
    Interview the EAs like you were hiring them as an employee, ask what they will do that others wont, ask about the last house they sold etc.

    If it still doesnt go, auction it, if it still doesn'#t go, then house-buying companies..

  • Kersh, what about 'selling' it to your ex? I mean working out a compensation amount and transferring ownership to her on receipt of said monies?
