    Macman, we are having the exterior walls done but something has caused a lot of rain water to come in through/around/behind/above (i dunno) the fireplace so had I known I would have taken the carpet up.

    Has anyne checked the flashings at roof level yet, if water is pouring in, that is far more likely to be the cause than brickwork, which although porous will not generally let water gush in

    Cknocker, by flashing do you mean a trim around the base of the chimney? I dont know if this was checked but great suggestion, thanks very much Il be sure to mention that tomorrow.

    Yes thats the one, it should be lead, built into the brickwork, although cheap jobs have been done using "flashband", which is effectively a self adhesive lead prone to failure.

    Lead can split, be incorrectly intalled, be stolen or insufficient lapping leading to water ingress in driving rain.

    The pointing (The mortar between the bricks) on the chimney brickwork needs checking, as again it is prone to failure due to wind movement and heavy weathering.

    Thanks Cknocker, we are having the chimney repointed as part of the works anyway but il be sure to get the flashing thoroughly checked too.
