Flooring How much cost?

Hello.

I'm a first time buyer and buying this newly built 2 bed apartment.
The developer says the flooring is not included in the price.

Is it normal?

and they say we can arrange our self or they can do it with extra fee.
They say it depend on the material but cost round about £1500.

Do you think this is reasonable price?

as I'm a FTB, I have no idea if this price is good or not.

any advice appreciated.

    By flooring, do you mean floor covering? It could mean carpet, wooden flooring etc.
    It's a bit of a pain to fit wooden (or laminate) flooring once the skirting board is down, so if you wanted that sort I'd look into getting it done by them (but get another quote!).

    the developer says we can choose eigher carpet or wooden flooring.
    and we are going for wooden flooring.

    Do you think it's reasonable price?

    It depends on what you're getting for that. How big is the area, and what is the material being used? I fitted a Kahrs engineered oak floor in my lounge, and it cost around £30 per m2, not including underlay etc., but that is only one product out of the hundreds out there.

    Personally if it were me as it's very much a buyers market at the moment I would ask them to fit your chosen flooring free of charge and just pay the material cost yourself. A good carpenter would lay a wooden floor in new build very quickly. We had the whole of our downstairs done of a 3 bed house with large conservatory (so appx 50 m2) in 2 days. Most carpenters daily rate is £250-£300 per day so for a developer not to swallow costs of £500-£1000 tops in this market would be fairly unlikely unless he has a string of buyers queing up for the property. A good quality wooden floor can be bought for appx £20m2 depending on what you are wanting. I do however think it is unusual for a newbuild not to include flooring. Most would include carpets or laminate and then ask for additional expense if you wnated to "upgrade" to solid wood.

    I agree, most developers these days are offering fantastic discounts and freebies to shift properties. Personally, I would be tempted to say, 'no flooring, no sale!'

    It's too late to say that as we exchanged the contract last week.
    As a first time buyer, I didn't expect the flooring is not included.

    The apartment is being built at the mo. and completion date is in September.

    I asked the developer for quote.
    They will come back to me in a few days but they are now saying it'll be roughly about £2500
    (The material is Oak)

    I don't mind paying that much if it's reasonable.
    But I have no clue what sort of figure I'm looking at.

    It really is a "how long is a piece of string" question. Oak varies so much in price dependant on quality. You can pick it up from around £20m2 right up to over £50m2. You still haven't said how big the area is to give a better idea of how much they are charging per m2. As you feel there is no room to negotiate with the developer I would have a look at getting some other quotes. I have bought wood floors through https://www.flooringsupplies.co.uk before and they were very competeitive when i used them last so that might be worth a look just to give you something to compare it against. A good local carpenter will usually work on a daily rate and would be able to give you a rough idea of how long it would take them to lay. What ever happens you should try and get the flooring down before the builders put skirting boards on as looks so much better.

    Hi,

    Can concur with the above post. Wood flooring sounds a little vague. By telling you wood flooring, they may mean laminate flooring, which ranges from £3.99 to £50 per square metre. I would request samples of the flooring they intend to lay for you, then do some shopping around to ensure you are receiving a good deal for that type of product.

    now the developer came back with actual price.

    they will charge £3400.

    my flat is about 50 m2.

    What do you think about the price?
    the floor comes with 25 years warranty.

    is it reasonable or rip off?

    1500 quid max.
    tell em to pizz off. get a local flooring company in.
    you can ask the builders to leave the skirtings off. if required.
    Get some gorm.
