A verbal agreement is very difficult to prove.If you had a witness,that could make things different.My advise is to let it go and be more careful in future.And pray the EA goes bust ! That would be sweet revenge .This forum is full of trolls and I would advise you not to respond as it only encourages them.0

The implication is that EA dropped fees to £1000 to reflect sale at £100K or less. At £104K, sale is over £100K so EA would be within rights to ask for original fee of £1500.If you are querying your Council Tax band would you please state whether you are in England, Scotland or Wales0

As you were in the Estate Agents at the time of doing the deal you had the perfect opportunity to talk to the agent before agreeing £104k.

I have to agree with other posters here. In my opinion, if you had wanted to enforce the verbal communication from the estate agent you should have got something in writing or amended the contract with them. Although it does sound like they have been lazy for their money (especially as it is you, not the buyer, who is their client!), I should add. Sorry for your situation but glad you managed to do a deal with the buyer in the end.

well done getting the 4k, I would write it off as a bad experience, as you have paid it in full already, its going to be pretty hard to get it back, time consuming, + 4 hours, your better off getting 4k off in the next negotiations for your next house and spending 4+ hours doing that.
Fair play to you, I do not consider you an idiot, but a little greedy to have your cake and eat it, if they agreed 1k fee for a 100k or less sale and you got 104k by whatever means, it sounds as if they were within their rights to chg the full contracted amount.
Unless you only got the 4k for the fittings etc, effectively 100k for the house, + £4k for the fixtures and fittings.
sup to you, but a good result, better luck next time, get it in writing, but even if you did... ie, sub 100k sale only 1k fee's then you still wouldnt have a leg to stand on, as THEY found your buyer...Plan

I'd say that earning £1k an hour for 4 hours was a bloody good rate of return in anyone's books.
You do need to write off the £500 from the EA however. I can understand you're frustrated but you made that rookie error of not getting them to put it in writing ;-)
By the way, I'd always advocate mystery shopping your EA. When my partner was selling his house we had a suspicion that the EA were not exactly 'proactive' with the sale so sent round 2 friends at different times to request information on houses that fit the profile of my partner's in the same location. Oddly the EA didn't mention my partner's house on either occasion and in fact, on the last mystery shop visit, our friend pointed to my partner's house (which was on a display board behind the EA's desk) and said "what about that one? That looks nice" and got a response that "Yes, it's lovely, can't understand why it's had so few viewings"...and even then the numpty didn't offer details on it!
After that we stormed round, tore the manager a new rear portal and demanded a decrease in fees and gave him 2 weeks to pull his finger out or we'd be moving agents.
