Small house, best way to improve?

Just bought my first semi detached house, 3 bed with a garage.

It is rather small though, so thinking about either extending the kitchen and dining areas (currently 4m wide, 2m long) or/and converting the garage (2m wide 3.5m long).

Aim a bit more space and to add value. I imagine the garage would be the easier to do, but think the kitchen is quite small at 2m x 2m. The kitchen itself needs updating and needs a new boiler.

Thoughts?:confused:

    the theory says that in partnerships it's the woman who decides whether to buy.....and kitchens are important!

    If you're going to need a new kitchen it would make sense to extend and then fit one!

    Yes - kitchens sell houses, especially, if you can do it, kitchens large enough to have a small table to eat at. And it doesn't have to be one of those top branded, silly prices kitchen jobs either.

    Good morning: If the property needs a new boiler, determine where that boiler will go (and identify any issues with electrics etc.) before you do any other works, otherwise you could be setting yourself for future aggro and unnecessary expense.

    Do whatever you want to make the house fit your own requirements. I seriously doubt you will add more value than the cost of extending.
