    phone them up enquiring about a different house, then when they give you a few details say "actually I'm not sure I can be arsed buying now I think I'll rent for a bit longer" that'll gee 'em up.
  • ....or it could be that they want you to do everything in such a great hurry taht you dont have time to think about an obvious (or not so obvious) disadvantage of the property or the fact that you may be paying far more than for a comparable place.

  • Unfortunately, by the fact that you are being so keen and actually did paid for a valuation before the offer was even accepted, I think they know you really want the house.
    :confused: Do you really want any house so much that you'll risk doing business with a seller like that? What do you find when you get the house? Some things which didn't turn up in the survey like maybe terrible neighbours. :eek: :eek: :eek:

    If the seller is playing games after accepting your offer, BEWARE. Keep interested: there may be a legit reason for their change of heart regarding the entry date (maybe family break up or family health issues,) but make it clear that you are never so interested that you'll be pushed around outwith your comfort zone as a FTBer. :p

    The latest twist in this sorry tale goes like this:

    The property has appeared on the EA's website as Under Offer. I am miffed, and confused, because surely if there was an offer other than mine on the table, a closing date should have been set. I go into EA and ask for a schedule for another property and mention my surprise that there had been no closing date. EA looks totally confused and points out that it's under MY offer.

    At this point it becomes clear that the seller's solicitor had informed my solicitor that offer had been rejected, but not EA, so EA had just assumed all was OK with my offer and taken house off the market. How annoyed would YOU be if you were trying to sell the property?!

    Meanwhile we trundle along with the mortgage application in the hope that we can re-present our offer a week or two down the line with a shorter period to entry ... although I'm sorely tempted to make a lesser second offer 'to cover my costs'.

    EA's get a major bad rep and often richly deserve it. But they often have to deal with vendors and buyers who are complete @rse*oles :mad: in the way they deal with other people.

    Almost makes you feel sorry for the EA - only joking!! :rotfl:

    There comes a time when you have to think to yourself is this really worth the hassle. If it were me in this situation, I would have hit it a long time ago.

    They have already rejected your first offer so what on earth makes you think they will accept an even lower offer to cover your costs?

    You're right, it is an obscene amount of hassle. But due to work I am in the unfortunate position of having very few options as to the location of my house, also bearing in mind this is an extremely rural area so there aren't exactly hundreds of properties to choose from. Had I the luxury of a wider choice or more locations I would feel the same way as you do - but as it is, this is only the second house to be in the right place, and the first at the right price in almost 6 months.

    They only ever rejected my offer once - it's just that they neglected to inform their own EA that it wasn't successful!

    Basically the vendor is jumping up and down demanding a quick entry date, so as I pay a single fee to arrange any number of mortgages until I am successful we have decided to commence application for this property. If we re-present in a fortnight then we can at least state a quicker entry date on the second offer. The less money thing is me being bloody-minded, I don't know that I'd have the balls to go through with it ...!

    So yeah, I see your point, "why bother, just go buy something else" - but passing this one by is really not an option for me.

    Just in case anyone was interested, the offer has been accepted, and by all accounts from the vendor's solicitor, it doesn't really sound like it was ever rejected - my solicitor was informed it would be rejected by the EA!?

    Never mind - I shall have to turn my attention to the nightmare that's sure to unfold in the next 2 months!
