Anybody that watches Homes Under the Hammer will of heard of Strakers Esate Agents and Auctionerrs. . Here's the results of yesterdays property auction for property in Wiltshire.
Anybody live in these areas or know of the property?

Don't know the area, but auction properties generally have an issue that prevents them being sold through the usual channels. Prices often appear low but the general standard of property is lower than those sold through EA's.

Not necessarily. Auction for some properties is the best way of achieving top price.0 -
I don't live in the areas of the auction but I had a quick look at Lot 17 - went for £293,250 with a guide price of £255,000.
It's a 3 bed detached bungalow that needs modernising and has a third of an acre garden - backing onto open countryside.

I wouldn't disagree.
Point I was making was that although some prices appear on the low side, there is usually a reason.

I would say, very roughly, 4/5 of the properties we take an interest go to auction or worse sealed bids.
Certain types of property almost always go in this way now.
I'd also point out that Wiltshire was one of those freaks that showed a rise when almost everything else was falling pre the last three monthly rises. Its a popular county: even the ''rougher'' bits old value: e.g. noone would claim swindon to be the most picturesque town in Wiltshire, but its on the door of large employers (, even if they include car-makers) and the cotswolds for leisure and of course, its not the worst commute further east if push came to shove, for work. If you can face some scary roundabout there are worse places to live.
I don't know Chippenham well at all. I don't really know why I don't!0 -
As with any auction, there are bargains to be had. There are also lemons to be bought.
You really must know what you are doing or, better still, be lucky.

The magic roundabout works very well once you know it!
I've moved further east over the years and its not a bad area. Far better than Reading........0 -

I used to use it a fair bit. It must have been great misfortune to arrive immediately behind/to the left of, people who emed to be using it for the first time

The newbies cause havoc. To the locals its great to have multiple routes to get we're you want to go......0 -

Looks easy enough, so long as you know in advance where you want to go.... can't easily come back and have a 2nd go at it can you, like you can on a normal roundabout by choosing the lane that allows you to go round ... and round ... until you've read all the exit signs and picked which one you want... then round ... and round ... until you see it again.0
