    more likely to be accepted then as the chance of finding an alternate buyer so late in the day to stop the chain falling through is a lot less.

    Well after reading all the negative comments I felt i had to post.

    In my opinion go for it. FTB's have spent the last 5 years been shafted, your the one in the good position now use it to your ADVANTAGE.

    Lower your price whats the worst that can happen?

    Oh and one more thing. If the vendors found someone willing to pay 10K more than you do you think they would be having this moral dilema? They would snap it up in a second

    I don't really understand your point in relation to my own - I understand that people disapprove of gazundering, but that doesn't make it ok to attack someone who's considering it.

    You don't have to like it, but surely we should be adult enough to make our points in a respectful manner, without something that could be a healthy, informative discussion degenerate into a slanging match? That's my point.

    After you've bought your first property you'll no longer be a first time buyer. Then you understand the difficulties in getting a chain together when you want to move on.

    In business you never deal again with what I politely term timewasters. As fortunately there are enough good customers to trade with.

    Shaft others then expected to get shafted yourself. As clever as you think you are things always come back to haunt you.

    It's also not your own welfare you are thinking of, it's your wealth. Paying what you agreed for the property will not damage your health or your happiness, nor will it leave you destitute (you got a mortgage for that sum so we can assume you could afford it). The time to bargain down a price as hard as you can with the seller is during the offer stage not at the 11th hour before exchange when you're basically using a blackmail tactic that has nothing whatsoever to do with the worth of the property.

    You say you don't care about strangers - well I guess it's a good job other people in society do because there are many essential services in this country which rely entirely on people giving up their time and money in order to help strangers.

    It's part of being civilised rather than merely pack animals who'll turn on each other to get to the top.

    One of the strongest pressures in society is peer pressure - by expressing strong disapproval of an action, society can influence the actions of the people within it.

    I suppose my definition of showing disapproval pretty much equates with your definition of being attacked.

    Why would I show respect to someone who is not showing respect to someone else?

    To the OP I think that you are despicable. If anyone tried that with me I would tell them to get lost. You are just like the people who buy something from 1 shop go into another shop and see it £1 cheaper then spend £2 trying to get your £1 back. You agreed a price, PAY IT

    I'm not saying that.

    I don't believe in karma - cheaters have a very good chance of prospering imo :(

    The only time they have any real problems is when the rest of society gets fed up with being cheated and become cheaters themselves.

    And then we're all in trouble.

    To the OP-I would definitely negotiate.You are a FTB and FTB's have been shafted for years.No one was complaining when people were being gazumped.At the end of the day,remember what Mrs Thatcher said "There is no such thing as society.We are all individuals."
