How many viewings over easter?

Hello,
Im new to this board...heres my story in short...we are a family of 4 currently livin in a 3 bedroom terraced...my parents have a place in spain and a 4 bedroom semi in england...they don't often come back to the uk now so there house is going to waste really and they are paying out alot of unnessesary bills ...so we are selling both houses in the uk and buying a larger house so we are all better off...us 4 have the extra space we need and my parents don't have the responsibility of maintaining a house in the uk..whille out in spain..but they will have a place to stay when they do pop over for a visit.
so........last saturday both houses were put on the market..since then weve only had 2 viewings between us!!!....both houses are reasonably priced (lower than value)..both are nice houses..in well sought after areas. Our house is down a street where houses sell within the week...our next door but one neighbour just sold theres last month..in 1 day!!!!
Has anyone else experienced this?...is it cos everyone went away for easter??
Its so frustrating cos we desperatley want to move..and the seller of the house we want isnt gunna wait forever!

As has been said on another thread, Easter can be a quiet time for viewings, people go away for the first real break since Christmas, kids are off school so parents don't feel like dragging kids on viewings etc. Depending on what part of the country you are in the school holidays may have finished, half way thru or just started. You will find that you will have better quality viewings rather than quantity of viewings.0

When you say last Saturday, was that Saturday 8th April? Is that when you signed the contracts? Is does take a little while for the momentum to build and adverts to get into the newspapers and online which where a lot of interest comes from. Even if you didn't benefit from Easter directly, hopefully some of your competition will be off the market now!
We were lucky that our agent was open every day including Sunday - we had 6 viewings between Friday and Saturday and on Sunday morning we had a full asking price offer from FTBs so we agreed to no more viewings after that.
It hasn't been long, so don't lose hope just yet.
Everything that is supposed to be in heaven is already here on earth.

my other half is an estate agent, she worked each day over easter except sunday, she did 5 viewings, she did about 3 throughout the week, says its been terrible recently... dont get annoyed, just make sure the estate agent is doing its job and getting your ad in the relevant papers/websites e.t.c e.t.c:beer:0

Both houses are on the internet (since thurday last week)
Our house was advertised in last weeks paper,parents house didn't make last weeks..goin in this weeks)
Yes,our for sale boards went up last saturday,,the 8th April.
both our estate agents were closed most of easter!....only opened saturday!..but we do live in a small town.love my little man he is amazing :j0 -
There is no such thing as a road or area where houses sell immediately, as soon as a few houses sell immediately selleres immedietaly feel they are underselling and hike the price up thus halting the fake boom of that street.
I know if I had my house valued and it sold the next day I'd know one of 3 things happened.....
1. The agent mistakenly undervalued it and it never reached its true value.
2. The agent already had a buyer in mind and undervalued it it and took a bung from the buyer who is no doubt an investor.
or...
3. Somebody wanted the house so badly that they paid absolute fullest price possible within 24 hours of it hitting the market because they wanted that house so badly. Yeh right. :rotfl:0 -

We've been having a nightmare, 7 booked viewings over the past 6 weeks for a 3 bed end terrace with garage. The thing is only 3 of those have bothered to turn up, and the other 4 didn't bother to tell us they weren't going to turn up. Down right rude in my book!!

Could be the EA didn't pass on their message...we rang an EA as we were late for a viewing. Got to the house to find the vendor getting into their car...we made sure they knew their EA hadn't passed on our message.Who made hogs and dogs and frogs?

Chris, have you ever thought that may be the agent did have a genuine buyer, looking to buy a property in that street. A good agent will know what the buyers registered with them are looking for, they will know there position & timescales for moving they then match the criteria of the buyer with the seller. Sometimes this results in a quick sale, other times it can take weeks/months.
Point 3 does happen, without any underhand goings on, buyers know where they want to live & how much they want to pay.
Estate Agency is a great business, if you sell it to quick you've undersold it or taken a back hander & if you take too long you are not doing your job properly.0 -
I have had the same, house has been on for 3 weeks and only 4 viewings, no offers.
I think it may be overpriced but the agents have said they are quiet. Although over the last couple of months, I have noticed the houses around me selling, a lot went in March. Plus,in the area we are looking to move to the houses are going so quickly we can't even get to see them when booking for the following weekend!!0
