Complain about trespassing for the builders. They have no right to trample through your garden without your permission.
With regards to the viewings, your contract will probably have something along the lines of:
'to permit access via the landlord or landlords agent viewings to take place at all reasonable times with agreeable notice given to the tenant.'
Ask for 24 hours notice by email/phone prior to the viewing, and say that a left voicemail is not enough - they have to speak to you prior to gain access.0 -
It does not matter what the LL puts in the contract about viewings for potential buyers/new tenants - this is a different issue to the " inspection" viewings that enable the LL to keep up to date with his S11 repairing obligations. A T who is paying rent is paying for exclusive occupation of the property and is under no obligation to allow random viewings, with or without advance notice from the LA.....With regards to the viewings, your contract will probably have something along the lines of:
