Which HIP pack provider?
Comments
-
I have just started a company which i hope will provide an excellent service at competetive prices. Whilst i don't pretend to be the cheapest HIP's provider around, i also dont tie customers in with conveyancing deals which some of the so called "cheap" HIP pack providers do.
Yes this is a little shameless self promotion , however i beleive i offer a service with no catches and the price i advertise is the price you pay, nothing hidden.
And it wont cost you a penny to check out the website

Out of interest why do people say HIPs are a load of rubbish? It seems that all the solicitors accept the surveys, and as a buyer you get a copy of the title register and plan (worth a few quid) so you can see if it's mortgaged and whether they are solely responsible for the sale (easy to spot a split-up couple selling = trouble).
edit: The environmental suvey IS next to useless, I agree there.0 -
Not true. We were interested in the HIP when we bought, and if the mistakes had not been in there, it would have saved us money and our vendor no end of heartache in their movenot_loaded wrote: »Just remember that nobody is the least bit interested in it anyway.

Sorry mate, you are spamming. It is only the rubbish end of the market which needs to spam.ukmale65000 wrote: »I have just started a company which i hope will provide an excellent service at competetive prices.Hi, we’ve had to remove your signature. we used hips4u very efficient and cost half of what the EA was trying to! She wasnt impressed when i said i'd find my on provider.0

Although I agree the HIP is flawed, i have seen many buyers have to pull out of sales (after running up fees) because of things in the HIP. If they had bothered to read it first..........0

I viewed a house today (it was a bit of a wreck, I won't bother with it at the price they wanted) and the EA mentioned I was only the third person who has ever asked to see a HIP! (other than the solicitors)0

I had my HIP done by my solicitor, at almost half the cost the Estate Agent (Halifax) wanted.
Out of the half dozen properties I have viewed so far, I've only requested to see the HIP on one (also a bit of a wreck, as poster above!) - there is an extension on the property but there is nothing showing on the planning consents/building regs section of the HIP! And when I questioned the EA who had done the vendor's HIP, they said, "although we produce the HIPS, we don't actually look at what they say" and were no help whatsoever with knowing if the extension was approved.0 -
As I have said many times - do it yourself.
It really is easy and instructions can be found online - google it.
Phone up and book an EPC - haggle the price down - a lot are desperate for work.
Searches (Water and Local Authority) can be booked online, Land registry is merely sending a downloaded form back to them.
You will then be able to put your HIP together with Local Authority searches (rather than the inferior - requiring insurance - personal searches that you will get with ALL the cheap providers).
You will also not be tied to expensive conveyancing!
I did mine for £205 inc vat0 -
